Section 42 Low-Income Housing Tax Credit (LIHTC) Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, monthly rent cannot exceed the Tax Credit maximum rent for the area. Households earning less than 60% of the area median income qualify for units with reduced rent. Some rental units in this property may not be subject to LIHTC and therefore may be set at levels higher than the area's LIHTC limits.

Section 515 Rural Rental Housing This property has received funding in part through the Section 515 Rural Rental Housing (Section 515) program. Very low, low, and moderate income families, elderly persons, and persons with disabilities are eligible to live at this property. Persons or Families living in substandard housing have priority for tenancy.

Section 521 USDA Rental Assistance The property participates in the USDA Rural Development Rental Assistance program. This rental subsidy, available only to USDA Section 515 properties, insures renters only pay 30% of their adjusted income towards rent. USDA Rural Development Rental Assistance may not be available for all units at this property.

You can make up to 80% of the Area Median Income (AMI) and be eligible for a HUD-Assisted Housing unit. However, you can earn at most 60% of AMI to be eligible for a LIHTC property and many units may be set aside for those with the lowest incomes (down to 15% of AMI). LIHTC properties may also contain some market rate units.

Since Surina Meadows has both programs, the most restrictive of the income limits will apply for each unit. If the entire property is funded by LIHTC, the LIHTC income limit of 60% AMI would be used for all units. Apartments in properties with some units not funded by the LIHTC, but receiving Section 8 assistance, would be open to households making up to 80% AMI. Market rate units would have no subsidies or income restrictions. Figuring out income and rent limits for affordable housing can be complex when more than one federal program is involved. To know for sure if you qualify, you must contact the property directly.  posted 11/26

Clean, quiet, drug- & alcohol-free non-smoking man looking for affordable place. I am 48, from Switzerland and grew up an imprinting part of my childhood on San Juan Island. Because I am very homesick for the island, I would like to spend a few months every year on the island, preferably 3-month blocks at a time, summer or winter doesn't matter. I am very clean, quiet, no drugs or alcohol, non-smoker, very considerate and decent. I'm looking for either a guest house or suite with an own kitchen and bathroom, or a room with permanent access to a shared kitchen where I can cook my own meals. Price $500 to $1000 max. Please contact me by email at:

Travel RN seeking 3 month rental starting 12/14. Furnished preferred. No pets, non smoker, night shift RN, over 40, quiet/mature. References upon request. posted 11/26

Hello, I’m a General Contractor, Fine Finish Carpenter, Custom Furniture Maker from Southern California. I’ve had the pleasure of working on many fine homes from Santa Monica to Santa Barbara over the last 15 years. Recent wildfires and mudslides have devastated landscape around me and made me consider relocating. I grew up visiting my grandparents on San Juan Island and I believe the island would be an excellent place to bring my skills and call my home. I’m looking for a place to rent, or lease with a large garage or shop workspace. Colin Przygoda 805-814-8438 posted 11/26

Home on San Juan Island Wanted

Searching for a home on SJI to purchase within the next 3 months (or so). Specifically, am interested in Portland Fair, Cape San Juan or Eagle Cove (the least likely). Small is beautiful; 2 bdrs. ideal , flatish lot or even small amount of acreage, plenty of sunlight non-negotiable. I am open to possibilities. Does not have to be updated necessarily, could need some "work"...but nothing structural. Garage or not...very close to the beach? That would be incredible. Financial requirements: I have a maximum I can go, but please respond to discuss that. I am selling a home in Skagit - therefore, if something comes up soon, it will have to be contingent on the sale. Cash purchase only. Rent/purchase with that in mind? I am a past islander..believe me, it's a much better life there(!!). Thank you for your response. No realtors, please. or 360-399-1085 posted 10/05
